Commercial EICR cost

Commercial EICRs are usually priced by the number of circuits rather than rooms, because shops, offices and HMOs vary so much. Our commercial prices are:

InstallationLandlord Sure price
Up to 12 circuits (shops, small offices, cafés)£144.99
12 to 36 circuits (larger offices, warehouses, schools)£244.99
Each additional consumer unit£35

See our commercial EICR service for details.

What affects the cost of an EICR?

1. Size of the property and number of circuits

This is the main factor. Each circuit has to be tested, so a larger home with more circuits takes longer.

2. Number of consumer units

A property with two fuse boards, such as a converted house or a home with a separate garage supply, costs more than one with a single board.

3. Location

Prices in London and the South East run roughly 15% to 30% higher than in the North, Wales and Scotland, according to Fantastic Services’ guide.

4. Age and condition of the wiring

Older installations, previous DIY work or poor records can make testing slower.

5. Access

Furniture blocking sockets, a locked consumer unit or a tenant who isn’t home can all add time, or mean a return visit.

What if the EICR is unsatisfactory?

An EICR is marked unsatisfactory if the electrician finds a C1 (danger present), C2 (potentially dangerous) or FI (further investigation needed) observation. Remedial work is not included in the inspection price and can range from a few pounds for a simple fix to hundreds or more for a new consumer unit.

In the private rented sector, landlords must complete remedial or investigative work within 28 days, or sooner if the report says so, and send written confirmation to the tenant and the council within 28 days of finishing the work. Read EICR codes explained to understand what each code means.

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must:

  • have the electrical installation inspected and tested at least every 5 years, or sooner if the report says so
  • give a copy of the report to existing tenants within 28 days
  • give new tenants a copy before they move in
  • give the council a copy within 7 days if asked

Councils can impose financial penalties of up to £40,000 for breaching the regulations, according to government guidance.

Who pays for an EICR?

The landlord pays. It’s the landlord’s legal duty, and the Tenant Fees Act 2019 stops landlords charging tenants a separate fee for it.

Is a cheap EICR worth it?

Be careful with very low prices. A proper EICR involves testing every circuit, which takes several hours for an average home. Make sure the electrician is registered with a recognised scheme such as NICEIC or NAPIT, and that the report covers the whole installation rather than a quick visual check.

How to get the best price

  1. Tell the electrician the number of bedrooms, consumer units and any outbuildings when you ask for quotes.
  2. Check whether the price includes VAT and the written report.
  3. Make sure the tenant knows the power will be off for part of the visit.
  4. Book a gas safety certificate or PAT testing at the same visit to save on call-outs.
