At Landlord Sure, our Asbestos Survey service provides a professional assessment of a property’s accessible areas and building materials to identify potential asbestos-containing materials (ACMs). Our competent surveyors inspect relevant materials and record their location, condition, and other important information.

We assess areas such as walls, ceilings, floors, insulation, service ducts, roofing materials, panels, and other building components where asbestos may be present, depending on the age and construction of the property.

Following the survey, we provide a detailed digital report documenting the survey findings, identified or suspected asbestos-containing materials, their condition and location, and recommendations for appropriate management or further investigation where required.

Common Asbestos Risks We Identify

At Landlord Sure, our Asbestos Survey service is designed to identify potential asbestos-containing materials (ACMs) within buildings. Our competent surveyors inspect relevant accessible areas and building materials, helping property owners and responsible persons understand where asbestos may be present and what condition it is in.

During the survey, we may identify potential asbestos materials such as textured coatings, insulation, floor tiles, cement products, ceiling materials, pipe lagging, partition boards, roofing materials, and other building components commonly associated with older properties.

We carefully record the location, type, extent, and condition of relevant materials and document our findings within the survey report. Where further investigation or sampling is appropriate, this can be clearly identified so suitable next steps can be considered.

With professional surveying, clear reporting, and practical recommendations, Landlord Sure helps landlords, property managers, building owners, and facilities teams better understand asbestos risks and manage their properties safely.

Types of Asbestos Survey

Asbestos was widely used in UK buildings until it was banned in 1999, so any property built or refurbished before 2000 may contain it. HSE guidance (HSG264) sets out two main types of survey:

SurveyWhen you need itWhat it involves
Management survey (formerly Type 2)For the normal occupation and running of a building, and to create an asbestos registerLocates and assesses asbestos-containing materials in accessible areas, with samples taken for analysis where needed
Refurbishment and demolition survey (formerly Type 3)Before any refurbishment, renovation or demolition workA more intrusive survey of the areas affected by the work, which may involve lifting floors and opening up walls

The older "Type 1" survey, which did not include sampling, is no longer used.

Who Needs an Asbestos Survey?

Under Regulation 4 of the Control of Asbestos Regulations 2012, the "duty holder" must manage asbestos in non-domestic premises. This includes:

  • offices, shops, warehouses and other commercial buildings
  • the common parts of blocks of flats and converted houses, such as stairs, corridors, plant rooms and roof spaces
  • schools, hotels and other buildings used by the public

The duty holder must find out whether asbestos is present, assess its condition, keep an asbestos register and management plan, and share the information with anyone who may disturb it, such as contractors.

For a single private home or the inside of an individual rented house, there is no legal duty to manage asbestos in the same way. However, landlords must keep homes free from serious hazards, and a survey is strongly recommended before any building work in an older property.

Where Is Asbestos Commonly Found?

  • textured coatings on ceilings and walls, such as Artex
  • vinyl and thermoplastic floor tiles and their adhesive
  • pipe lagging, boiler insulation and old storage heaters
  • asbestos insulating board in ceilings, partitions, doors and soffits
  • cement roof sheets, garage roofs, gutters, downpipes and flues
  • old toilet cisterns, window panels and fire blankets

Asbestos in good condition and left undisturbed is often safest managed in place. The risk comes when it is damaged, drilled, sanded or removed without the right precautions.

How Much Does an Asbestos Survey Cost?

Our standard asbestos survey costs £255. It covers inspection of accessible areas, identification of potential asbestos-containing materials, a condition and location assessment, and a detailed report with recommendations. Refurbishment and demolition surveys, large commercial buildings and multi-unit blocks are quoted individually, because the scope depends on the size of the building and the work planned.

How Often Should Asbestos Be Reinspected?

Once asbestos has been found and left in place, its condition must be checked regularly. Most duty holders arrange a reinspection every 6 to 12 months, depending on the condition of the material and the risk of damage. The asbestos register and management plan should be updated after every reinspection and whenever work is carried out.

Asbestos Surveys for Homebuyers and Renovations

An asbestos survey is not legally required to buy a house, but it is worth considering for older properties, especially if you plan to renovate. A refurbishment survey before work starts protects your builders and family, helps you budget for safe removal, and avoids costly delays once work has begun.

What is an Asbestos Survey?

An Asbestos Survey is a professional inspection designed to locate and assess materials that may contain asbestos within a building. The survey records relevant materials, their location, extent, and condition to help support safe property management.

Asbestos surveys can be required for older residential properties, commercial buildings, HMOs, managed properties, and premises undergoing maintenance or refurbishment, depending on the building and planned work.

The survey involves inspecting relevant accessible areas and building materials for potential asbestos-containing materials (ACMs). Depending on the survey type, appropriate material sampling and analysis may also be required.

The duration depends on the size, age, layout, accessibility, and complexity of the property, as well as the type of survey required. We carry out the inspection systematically to ensure relevant areas are assessed.

Any identified or suspected ACMs are documented in the survey report, including relevant location and condition information. The report can also provide recommendations to help determine appropriate management or further action.
