What affects the cost of an EPC?

1. Size of the property

The assessor measures every room and records the building’s features, so more bedrooms and floors mean a longer visit.

2. Type and complexity

Extensions, loft conversions, unusual layouts or a mix of construction types take longer to assess.

3. Location

Assessors in London and big cities often charge more because of travel, parking and congestion.

4. Urgency

Same-day or next-day appointments can cost extra. If you’re about to market a property, book a week or two ahead.

5. Domestic or commercial

Commercial EPCs are priced by floor area and building complexity, and need a commercial energy assessor, so they cost more than domestic ones.

What happens during an EPC assessment?

An accredited domestic energy assessor visits the property and records:

  • the size and layout of each room
  • wall, roof and floor construction, and insulation levels
  • windows and glazing type
  • the heating system, hot water and controls
  • lighting and any renewable technology, such as solar panels

Most homes take 30 to 60 minutes. The assessor then lodges the certificate on the government’s EPC register, where you can view and download it. Read what is an EPC certificate for more on the ratings.

EPC rules for landlords

You need a valid EPC before you market a property to rent, and you must give tenants a copy. Under the current minimum energy efficiency standards, privately rented homes in England and Wales must be rated E or above, unless a valid exemption is registered.

EPC C by 2030

In January 2026, the government confirmed that privately rented homes will need to reach EPC band C by October 2030. Key points reported so far:

  • a cost cap of £10,000 per property, with improvements made from October 2025 counting towards it
  • an exemption if the property still can’t reach band C after spending the full amount, which must be registered
  • homes that reach band C before October 2029 stay compliant until that EPC expires

Because of this, it’s worth getting a fresh EPC now if your current certificate is old. It will show exactly which improvements would lift your rating.

How long does an EPC last?

An EPC is valid for 10 years. You don’t need a new one for each new tenancy if the current certificate is still in date. You can get a new one sooner if you’ve made improvements, such as new insulation or a new boiler, and want the higher rating on record.

Who pays for an EPC?

The landlord or seller pays. For rented homes, the Tenant Fees Act 2019 stops landlords charging tenants a separate fee for it.

How to get the best price

  1. Check the government register first: your property may already have a valid EPC.
  2. Give the assessor the correct number of bedrooms and any extensions when booking.
  3. Have any paperwork for insulation, boiler or window upgrades ready, as it can improve your rating.
  4. Book your EPC at the same visit as a gas safety certificate or EICR.
