Common Energy Efficiency Issues We Identify

At Landlord Sure, our Energy Performance Certificate service assesses the key factors that influence a property’s energy efficiency and overall EPC rating. Our qualified energy assessors inspect the property carefully to gather accurate information about its construction, heating systems, insulation, glazing, lighting, and other energy-related features.

During the assessment, we identify areas such as poor insulation, inefficient heating systems, older glazing, inadequate heating controls, inefficient lighting, and other features that may affect the property’s energy performance. The information gathered is used to produce an accurate EPC rating and identify potential improvements.

Following the assessment, your EPC provides a clear overview of the property’s current energy rating, potential rating, estimated energy performance, and recommended improvements. This gives landlords, homeowners, letting agents, and property managers useful information when considering energy-efficiency upgrades.

What Is an EPC Certificate?

An Energy Performance Certificate (EPC) shows how energy efficient a property is, rated from A (most efficient) to G (least efficient). It also estimates energy costs and lists recommended improvements. You need a valid EPC before you sell or let a home or commercial building in England and Wales, and the rating must be shown in property adverts.

How Much Does an EPC Cost in London?

Our fixed EPC prices for London properties are:

Property sizeFixed price
Studio£75
1 to 3 bedrooms£80
4 bedrooms£90
5 bedrooms£100
6 bedrooms£110
7 bedrooms£120
8 bedrooms£130
Commercial EPC (from 80 sqm)From £155.99

The price includes the on-site assessment and lodging the certificate on the official government register. There are no extra fees for the digital copy.

How to Get an EPC Certificate

  1. Book your assessment online or by phone, and tell us the property type and number of bedrooms.
  2. On-site visit: an accredited energy assessor records the walls, roof and floor insulation, windows, heating system, hot water, lighting and any renewables. Photos are taken as evidence.
  3. Certificate lodged: the EPC is produced and added to the national EPC register, and you receive a digital copy.

Having access to the loft and boiler, plus any paperwork for insulation, new windows or a new boiler, helps the assessor record the property accurately and can improve the rating.

How Long Is an EPC Valid For?

An EPC is valid for 10 years. You do not need a new one each time you let or sell, as long as the current certificate is still in date. However, if you have made improvements, such as new insulation or a new boiler, a new EPC may give a better rating. You can check whether a property already has a valid EPC on the government's Find an energy certificate service.

EPC Rules for Landlords

Under the Minimum Energy Efficiency Standards (MEES), privately rented homes in England and Wales currently need an EPC rating of at least E, unless a valid exemption is registered. Landlords must give tenants a copy of the EPC at the start of a tenancy. The government has confirmed plans to raise the minimum to band C for rented homes by 2030. Read our guide, what is an EPC certificate, for the latest position and what it means for you.

How to Improve Your EPC Rating

  • loft, cavity wall and floor insulation
  • an efficient condensing boiler or a heat pump, with good heating controls
  • double or secondary glazing
  • a hot water cylinder jacket and insulated pipes
  • low-energy LED lighting throughout
  • solar panels or other renewable technology

Your EPC report lists the improvements that would make the biggest difference to your property, along with an indication of the possible new rating.

Letting a property? You will usually need a gas safety certificate and an EICR too. Book your EPC online or call 020 4646 9005.

Frequently Asked Questions About Energy Performance Certificates

Still have a questions?

Get answers to common questions about EPC assessments, energy ratings, pricing, validity, landlord requirements, and energy-efficiency recommendations for residential properties.

What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate (EPC) provides an energy-efficiency rating for a property and gives an indication of its current energy performance. It also includes recommendations for potential energy-efficiency improvements.

EPCs are commonly required when selling, letting, or constructing a property, subject to the applicable requirements and exemptions. Our service is suitable for landlords, homeowners, letting agents, and property managers.

Our qualified Domestic Energy Assessor collects information about the property’s construction, insulation, heating system, hot water, windows, glazing, lighting, and other relevant energy features to produce the EPC.

The time required depends on the size, layout, age, and features of the property. Most standard residential assessments can be completed efficiently during a single visit.

Once the assessment is completed, your EPC is lodged and made available digitally, showing the property’s energy rating, potential rating, and recommended energy-efficiency improvements.
