2. Website Information
We make reasonable efforts to ensure that information published on our website is accurate and useful.
However, website content is provided for general information and may be updated from time to time.
Prices, availability, service descriptions and estimated turnaround times may change without notice.
A quotation, booking confirmation or written agreement will take precedence over general website information where applicable.
3. Booking a Service
Customers may request or book services through our website, by telephone, email or other available communication channels.
When making a booking, you must provide accurate information about:
- The property
- Property type
- Location
- Required service
- Access arrangements
- Relevant contact details
- Any information reasonably required to carry out the service
You are responsible for ensuring that the information supplied to us is accurate.
A booking is subject to availability and is not necessarily confirmed until we issue a booking confirmation or otherwise confirm the appointment.
4. Access to the Property
The customer must provide safe and reasonable access to the property at the agreed date and time.
Where keys, access codes, tenant access or other arrangements are required, these must be arranged before the appointment.
If our engineer cannot gain access because the customer has not provided suitable access arrangements, an additional attendance or cancellation charge may apply where applicable.
We will not be responsible for delays caused by circumstances outside our reasonable control.
5. Inspection and Testing
Our inspections and testing are carried out according to the scope of the service booked and the conditions reasonably observable and accessible at the time of inspection.
An inspection or certificate does not mean that a property is permanently free from defects or future safety risks.
Electrical, gas, fire and other safety systems can deteriorate, be altered or become defective after an inspection.
Where appropriate, our report or certificate may identify defects, limitations, observations, recommendations or further investigation requirements.
6. Certificates and Reports
Where a certificate or report is included within the booked service, we will issue the relevant documentation following completion of the inspection and required administrative checks.
The outcome of an inspection depends on the actual condition of the property and installation at the time of inspection.
We do not guarantee that a property, electrical installation, gas installation, fire safety arrangement or other system will receive a particular outcome.
Where remedial work is required, we may provide recommendations or quotations separately.
7. Remedial Work
Inspection, testing and certification services do not automatically include remedial or repair work unless expressly stated in the quotation or booking.
Where remedial work is required, the customer may request a separate quotation.
Additional work will not normally be carried out without customer approval, except where immediate action is reasonably necessary to protect safety and is authorised under the circumstances.
8. Prices and Payment
Prices displayed on our website are subject to the scope and conditions stated with the relevant service.
Additional charges may apply where:
- The property is substantially larger or more complex than described;
- The number of circuits, appliances, doors, extinguishers or other items exceeds the quoted scope;
- Additional inspection or testing is required;
- Access is unavailable;
- A return visit is required;
- Remedial work is requested;
- Additional documentation or services are requested.
Where applicable, additional charges will be explained to the customer before the additional work is undertaken.
Payment must be made using the payment method made available by Landlord Sure.
9. Cancellation and Rescheduling
If you need to cancel or reschedule an appointment, please contact us as soon as possible.
Any cancellation or rescheduling charges applicable to your booking will be communicated at the time of booking or in your booking confirmation.
Where a consumer contract is entered into online or at a distance, statutory consumer cancellation rights may apply.
For certain services, a customer may request that the service begins before the end of the statutory cancellation period. Where legally required, the customer may need to expressly request early performance and acknowledge the consequences of doing so.
Under the Consumer Contracts Regulations, where a consumer expressly requests a service to begin during the cancellation period, payment may be due for the proportion of the service supplied before cancellation; where a service is fully performed following the required request and acknowledgement, the statutory cancellation right may end.
Nothing in these Terms & Conditions is intended to remove or restrict a consumer's statutory rights.
10. Appointments and Delays
We aim to attend appointments at the agreed time.
Appointment times may occasionally be affected by:
- Traffic
- Access problems
- Previous appointments taking longer than expected
- Emergency work
- Equipment issues
- Weather
- Health and safety considerations
- Other circumstances outside our reasonable control
Where reasonably possible, we will contact you if we expect a significant delay.
11. Customer Responsibilities
Customers must:
- Provide accurate booking information;
- Provide safe access;
- Inform us of known hazards;
- Inform us of relevant restrictions or access requirements;
- Ensure appropriate permission has been obtained to arrange the inspection;
- Follow reasonable safety instructions given by our engineers.
For rented properties, landlords, agents or other customers arranging the inspection are responsible for ensuring that appropriate arrangements are made with occupants.
12. Limitation of Service
Our inspection is limited to the scope of the service booked.
We cannot accept responsibility for defects, damage, concealed conditions or inaccessible areas that could not reasonably have been identified within the agreed inspection scope.
Where an inspection is limited by access, condition or other circumstances, this may be recorded in the report or certificate.
13. Liability
Nothing in these Terms & Conditions excludes or limits liability where doing so would be unlawful.
We do not exclude liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be excluded.
Subject to applicable law, we will not be responsible for indirect or consequential losses arising from matters outside the agreed scope of our services.

We do not control external websites and are not responsible for their content, availability or privacy practices.
15. Website Use
You must not misuse our website, attempt unauthorised access, introduce malicious software or interfere with website operation.
We reserve the right to restrict or suspend access where reasonably necessary to protect our website, customers or systems.
16. Intellectual Property
Unless otherwise stated, website content including text, graphics, branding, logos, design elements and other materials belongs to Landlord Sure Ltd or its licensors.
